Description:

The property comprises a substantial elevated area, which was originally the site of the Carnegie Park Orphanage/ Sunnybank Children’s Home and most recently the Langlands Park School, before the buildings were demolished. The site is bounded to the south by the Port Glasgow Cemetery, and to the north, partly by Glasgow Road and partly by the access shared with the Cemetery, whilst to the west lies undeveloped ground. The northern third of the site slopes steeply down to Glasgow Rd and is densely wooded, whilst the remaining two thirds, where the original buildings and gardens etc stood, is terraced and is now overgrown with scrubs and semi-mature trees. Subject to obtaining all necessary consents the site should hold potential for redevelopment, possibly a low density residential scheme or perhaps a commercial development, taking advantage of the views over the River Clyde. Interested parties should make their own enquiries to Inverclyde Council Development Management team. Email: devcont.planning@inverclyde.gov.uk

Location:

The property stands just south of the southern shore of the River Clyde, on the eastern outskirts of Port Glasgow. The site is some 20 miles west of Glasgow and around three miles east of Greenock. It has good access to both road and rail routes. Heading west on the M8/A8 from Glasgow towards Greenock, and upon reaching the Woodhall roundabout, take the first exit onto the old Glasgow Road, passing the entrance to the Muir Homes “Castle Bank” development. Continue heading west, passing both the entrance to Port Glasgow Cemetery and Woodhall railway station. Keeping the cemetery on the left, pass advertising hoardings on the right and almost immediately there is a sharp left hairpin turn onto a roadway which forms the rear access to the cemetery and is shared with the subjects of sale. Just prior to the entrance to the cemetery the roadway turns sharp right and the former driveway into the site is directly ahead.
